Draper sits at the far south end of the Salt Lake Valley, right where the land pinches up toward Point of the Mountain and the gap that separates it from Utah Valley. That gap is one of the windiest spots along the whole Wasatch Front, and homes on Draper's south and east sides feel it. Wind is the thing that pulls at shingle edges, lifts ridge caps, and works loose flashing over years of gusts that valley-interior towns never see as consistently.

Most of Draper's housing is newer than its neighbors' to the north. The old agricultural core near the Draper Historical Park and 12300 South holds some of the older homes, but the bulk of the city filled in during the building booms of the 1990s and 2000s, climbing east into the foothills below Corner Canyon and up onto the Traverse ridge. That means a lot of the roofs here are large, steeply pitched asphalt-shingle roofs on two-story homes, many now reaching the age where a first replacement comes due.

The higher you go, the harder the exposure. SunCrest, perched on the ridge above the valley, sits far enough above the floor that it gets more snow, colder swings, and heavier wind than homes a few hundred feet below.

A roof in SunCrest is not the same job as a roof down in the valley near Bangerter or 12300 South, even on identical houses. Up on the Traverse ridge you are dealing with genuine mountain conditions: deeper snow load, harsher freeze-thaw, and steady wind that finds any under-driven nail or short-nailed ridge. If you live up there, ask specifically about wind-rated shingles, six-nail fastening, and proper ice-and-water underlayment at the eaves and valleys, not the spec that gets used one exit down the hill.
