Asphalt on Your Roof: How to Read the Wear Before It Leaks
At 4,300 feet, the sun hits a Salt Lake roof with noticeably more ultraviolet punch than a roof at sea level, and that UV is one of the main reasons asphalt shingles here can wear out years before their printed warranty says they should. The good news is that asphalt shingles almost always tell you they’re wearing out before they fail. You just have to know what to look for, and what each sign is really telling you. This is a decision framework, not a scare piece: by the end you’ll be able to place your roof into one of three buckets and know what to do next.
Why asphalt on your roof wears the way it does here
Most homes across the Salt Lake valley wear standard three-tab or architectural asphalt shingles. They’re affordable, they shed snow well, and a good install lasts a long time. But three local forces work against them:
- High-altitude UV bakes the oils out of the asphalt, leaving it brittle.
- Freeze-thaw cycling expands and contracts every crack, working shingles loose over dozens of cycles each winter.
- Snow load and ice dams push meltwater back under the shingles at the eaves.
A shingle rated for 25 years in a mild climate might realistically give you 18 to 20 here if the attic runs hot and ventilation is poor. That’s not a defect, it’s the Wasatch Front doing what it does. Knowing this changes how you read the wear.
The three signs that actually matter
Not every blemish means trouble. Focus on these.
Granule loss
Those sandy granules are the shingle’s sunscreen. When they wash off, the black asphalt underneath is exposed to UV and cooks faster. Check your gutters and downspout splash blocks. A cup or two of granules after a big storm on a newer roof is normal shedding. A steady stream of grit, or bald black patches visible from the ground, means the asphalt on your roof is losing its protection.
Curling and cupping
When shingle edges lift or the centers cup upward, the asphalt has dried out and shrunk. Curled edges catch wind and let wind-driven snow underneath. On a 15-year-old roof, widespread curling usually means the field is near the end.
Cracks, splits, and missing tabs
Freeze-thaw splits shingles along stress lines, and high wind tears tabs off entirely. One or two missing shingles after a windstorm is a repair. Cracking spread across whole slopes is a pattern, not an accident.
The decision framework: maintain, repair, or replace

Choose maintain when the roof is young and the issues are cosmetic
If your roof is under 12 years old, granule loss is light, and you see no leaks or curling, you’re in maintenance territory. Keep gutters clear, trim branches off the shingles, and get a free inspection before winter so small stuff gets caught early. Example: a 9-year-old architectural roof in Sugar House with minor granule shedding and one lifted tab near a vent. That’s a quick fix and a note to recheck next fall, not a replacement.
Choose repair when damage is isolated
If the wear is confined to one slope, one storm’s worth of missing shingles, or flashing around a chimney, a targeted repair buys real time. The tradeoffs, stated plainly

Replacement costs more upfront and is disruptive for a day or two, but it resets the clock and lets you fix ventilation and underlayment so the next roof lasts closer to its rating.

Isn’t a patch just a way to sell me a whole roof later?
