Ponding, Blisters, or a Split Seam? The Residential Flat Roof Repair Decision for Salt Lake Homes
Water is still pooling on your low-slope roof three days after the last summer storm, and the ceiling below it has a faint brown ring. Do you patch it, recoat the whole surface, or start planning a replacement? Here is the plain answer: most residential flat roof repair calls we get in the valley fall into one of three buckets, and the right move depends on the membrane’s age, how far the moisture has spread, and whether the deck underneath is still dry. Get those three facts straight and the decision usually makes itself.
Below is the framework we walk through on a flat roof in Salt Lake, the criteria that decide each path, and where we’d draw the line.
The three options, plainly
When a flat or low-slope roof leaks or ponds, you have three real choices:
- Spot repair. Cut out and re-seal a failed seam, flashing, or blister. Cheapest, fastest, best when the rest of the membrane still has life.
- Recoat or restore. Clean the surface and apply a fresh elastomeric or silicone coating over the whole roof. Extends life several years and stops the small leaks a coating can bridge.
- Full replacement. Tear off and install new membrane, often with fresh insulation. The right call when the deck is wet or the membrane is at the end of its run.
The mistake we see most on residential flat roof repair jobs is homeowners jumping straight to the middle option, a recoat, when the deck below is already soaked. A coating over wet insulation traps the moisture and buys you nothing.
Criterion 1: How old is the membrane?
Age is the first filter. A typical single-ply membrane or modified bitumen roof in our climate runs 15 to 25 years, though high-altitude UV and freeze-thaw shorten that on the sun-baked south and west faces.
- Under 10 years: Lean toward spot repair. The material has plenty of life; you are fixing an isolated failure, not a worn-out roof.
- 10 to 18 years: This is recoat territory if the surface is sound but tired. A restoration coating can add 7 to 10 years for a fraction of replacement cost.
- Past 18 to 20 years: Repairs start to feel like chasing leaks. Once you are patching the second or third spot in a season, replacement math usually wins.
Say you have a 6-year-old TPO roof over a back addition and a single split seam is leaking. That is a straightforward roof repair, often a couple hundred dollars of labor and material, not a reason to touch the rest of the roof.
Criterion 2: How far has the water traveled?
A leak on a flat roof rarely enters where it shows up inside. Water runs along the underside of the membrane or through the insulation until it finds a seam in the drywall. So the real question is not “where’s the stain” but “how wet is the assembly.”
A moisture scan or a few test cuts tell the story. Two examples:
- Contained leak. A 12-year-old roof with one damp spot around a vent pipe, dry insulation everywhere else. Recoat the field and rebuild that one penetration. Call it a restoration with a targeted repair, and you are back to a sound roof for years.
- Spread-out saturation. A 15-year-old roof where the scan shows wet insulation across a third of the surface. No coating fixes that. You are looking at tear-off and replacement of the wet sections at minimum, often the whole plane.

Criterion 3: Is the ponding a symptom or the disease?
Standing water 48 hours after rain is a red flag on any flat roof, but it is not always a repair problem. Sometimes a drain or scupper is clogged and a quick cleanout fixes it. Sometimes the insulation under the membrane has compressed and created a low spot that will always hold water and slowly cook the coating.
- Clogged drainage: Maintenance, not repair. Clear it and monitor.
- A true low spot: Repair the area, add tapered insulation to restore slope, or accept that this section will need a heavier-duty coating and closer watch.
Chronic ponding over a soft, spongy area almost always means water is already in the assembly, which pushes you back toward Criterion 2.
Our recommendation and the tradeoffs
Here is how we’d weigh it on a Salt Lake home:
- Newer roof, isolated failure: Repair. Do not let anyone upsell a full recoat you do not need.
- Mid-life roof, sound but tired, dry deck: Recoat. Best value per year gained, and August is a good month to do it because coatings cure well in dry heat.
- Old roof, spreading moisture, or repeat leaks: Replace. Paying for a third patch in two seasons is money you could have put toward the last roof you install on that section.
The tradeoff to be honest about: a recoat is cheaper up front but resets the clock only a few years, while replacement costs more now and buys two decades. If you plan to sell within a year or two, a documented repair or recoat may be the smarter spend. If this is your long-term home, replacement over a failing membrane usually costs less per year of service.

My flat roof only leaks in heavy rain, never in a drizzle. Does that mean it’s minor? Not necessarily. Intermittent leaks often mean water is pooling to a certain depth before it finds a compromised seam. The volume needed to trigger it tells you the failure point is small, but the moisture still spreads through the insulation each time. Get it scanned before you decide it’s cosmetic.
Can I recoat over a roof that already has an old coating on it? Sometimes, but it depends on what the old coating is and whether it’s still bonded. A silicone coating, for example, needs specific prep before another coat will stick, and a failing acrylic layer has to come off first. This is one place where a wrong guess wastes the whole recoat, so it’s worth an inspection rather than assuming.
The leak shows up over my flat addition, but could the water be coming from the sloped main roof? Yes, and it happens more than people expect. Water can travel from a failed flashing or valley on the pitched section, run down, and surface over the flat area.
